A service is a test,not a quick look.
An annual boiler service checks the appliance is burning correctly, running safely and set up as the manufacturer intended. Combustion is analysed, gas rate is verified against the data plate, the flue and its seals are inspected, the burner and heat exchanger are checked and cleaned as required, safety devices are tested, and system pressure and expansion vessel charge are set properly.
It is also the condition attached to almost every long manufacturer warranty. Ten and twelve-year cover is only enforceable where an annual service has been carried out and recorded, and the missing year is invariably discovered at the moment a claim is made. Skipping one service to save its cost is how households end up paying for a heat exchanger the warranty would have covered in full.

Boiler servicing is easy to postpone because a working boiler gives no reason to think about it. The cost of postponing it is rarely the service fee — it is a voided warranty, a heat exchanger scaled up by an unprotected system, or a January breakdown that was visible and cheap to fix the previous autumn.

Ten and twelve-year warranties are conditional on an annual service being carried out and documented. Miss it and the cover is gone, usually discovered at the exact moment you need to claim on it.
Damage the warranty would never cover anyway

What an annual boilerservice actually covers
The word 'service' covers everything from a fifteen-minute glance to a full strip and test. The difference shows up years later, in warranty claims and heat exchangers. Here is what is included, why each check exists, and what it prevents on Manchester housing stock.
Combustion analysis and gas rate
The appliance is run and its combustion sampled with a flue gas analyser, giving the ratio of carbon dioxide to oxygen and the carbon monoxide figure. Those numbers say whether the boiler is burning cleanly, and they are compared against the manufacturer's stated range rather than a general rule of thumb.
Gas rate is then verified at the meter against the appliance data plate. An overgassed or undergassed boiler wastes fuel, runs hot or short-cycles, and shortens the life of the components it is cooking. Neither condition is visible without measurement, which is why a service without readings is not really a service.
Burner, heat exchanger and flue
The case comes off and the combustion chamber is opened where the manufacturer's procedure requires it. Burner condition, electrode gap and heat exchanger cleanliness are inspected, with cleaning carried out where deposits are present. On appliances a decade old this is often where the real condition of the boiler becomes obvious.
The flue and its seals are checked along their visible run and at the terminal, including correct fall, secure joints and clearance from windows and openings. Flue integrity is a safety check, not a formality, and a compromised seal is not something a householder would ever notice.
Pressure, expansion vessel and safety devices
System pressure is checked cold and hot, and the expansion vessel charge is tested and re-set where needed. A vessel that has lost its charge causes pressure to spike when hot and drop when cold, sending water out through the relief valve — a fault frequently mistaken for a leak and left running for years.
Safety devices are tested: overheat protection, the pressure relief valve, flame supervision and any interlocks the appliance uses. These are the components that never announce themselves until the day they are needed.
System water, filters and inhibitor
A boiler is only as healthy as the water going round it. The magnetic filter is cleaned and inspected — what comes out of it tells you a great deal about the state of the system — and inhibitor level is considered, since inhibitor depletes over time and after any draining down.
Where the filter is heavily loaded or radiators show cold spots at the bottom, a chemical or power flush is recommended with a price, not slipped onto the invoice. Manchester's older housing stock is full of systems that have never been cleaned, and cleaning them is what protects the exchanger and the pump.
Condensate, controls and winter readiness
The condensate route is checked before winter: pipe diameter, fall, insulation and where it terminates. External condensate pipes freezing on the first hard frost are one of the most common reasons a working boiler stops in January, and it is preventable in an hour.
Controls are checked too — thermostat operation, timer or programmer function, and, on cylinder systems, the cylinder stat and zone valves. A boiler in perfect condition still heats the house badly if the controls are fighting it.
Landlords, agents and small commercial premises

What happens if the service finds a fault
Finding something is the point of the exercise. Where a fault or a worn part is found, you are told what it is, what it will do if left, what the repair costs, and whether it needs doing now or can reasonably wait until next year.
