Boiler installation means removing your existing appliance and fitting a new one that suits the property, then leaving the whole system in a condition where it will run reliably for the next decade or more. That covers the boiler itself, the gas supply, the flue route, the condensate run, the system filter, the controls and — where it is needed — the pipework feeding it. A boiler is only ever as good as what it is connected to, so the parts nobody sees get the same attention as the box on the wall.

We fit combi, system and heat-only boilers, and we convert older tank-and-cylinder setups to combis where that genuinely makes sense for the household. It does not always. A four-bedroom house in Sale with two bathrooms and four people showering before work is often better served by a system boiler and a properly sized unvented cylinder than by a combi that runs out of flow when two taps open at once. Boiler types, sizing andinstallation detail explained

Most of the difference between a boiler installation that runs quietly for fifteen years and one that generates call-outs from month three comes down to decisions made before anyone picks up a spanner. Here is how we approach each of them across Manchester and Trafford housing stock.

Combi, system and heat-only boilers

A combi boiler heats water on demand with no cylinder and no loft tanks. It suits flats, one-bathroom terraces and smaller houses where hot water demand is rarely simultaneous, and it frees up an airing cupboard and loft space. The limitation is flow rate: a combi can only heat water as fast as it passes through, so two showers at once will always be a compromise.

A system boiler works with a sealed, pressurised cylinder. All the major components are built into the boiler, there is no cold water tank in the loft, and stored hot water means several outlets can run at once at full pressure. This is usually the right answer for the larger semis and detached houses around Sale, Altrincham, Hale and Bramhall.

A heat-only (regular) boiler works with a cylinder plus feed and expansion tanks in the loft. It remains the sensible choice in older properties with vulnerable pipework or unusually low mains pressure, where converting to a pressurised system would mean re-plumbing far more of the house than the job warrants.

Sizing: output, flow rate and the incoming main

Oversizing a boiler is as damaging as undersizing it. An oversized appliance short-cycles — firing, satisfying the demand, shutting down and firing again — which wastes gas and wears components out early. Output is matched to the property's heat loss and the radiator load, not rounded up for the sake of it.

For hot water we measure the incoming mains flow rate and pressure before recommending a combi. A boiler rated at 12 litres per minute is meaningless if the street main only delivers 9. Where flow is marginal and demand is high, a system boiler with an unvented cylinder is the honest recommendation, even though it is a bigger job.

Flue routes, condensate and the parts you'll never see

The flue must terminate a safe distance from windows, doors, boundaries and openings, which in the tight terraces of Old Trafford and Stretford is frequently the constraint that decides where the boiler can go. We work that out on the survey rather than discovering it on installation day.

The condensate discharge carries acidic water away from the boiler and is a common cause of winter breakdowns when it has been run externally in undersized pipe and freezes. Where possible it goes to an internal drain in adequately sized pipe; where an external run is unavoidable, it is insulated and correctly graded.

A magnetic system filter is fitted as standard. Manchester's older heating systems carry decades of magnetite, and that debris is the fastest way to destroy a new heat exchanger or block a pump. Most manufacturer warranties require one, and it is a service point that takes minutes to clean each year.

Flushing, inhibitor and system preparation

A new boiler bolted onto a dirty system is a warranty claim waiting to happen. Depending on the condition of the existing system, we will chemically flush or power flush before commissioning, then dose with inhibitor to stop corrosion restarting.

Radiators are balanced afterwards so the far bedroom heats at a similar rate to the front room. Balancing is unglamorous, takes time, and is the single most common thing missing from a cheap installation quote — it is also the reason people call an installer back in November.

Controls, smart heating and zoning

Controls are where most of the running-cost saving actually lives. Programmable thermostats, weather compensation where the boiler supports it, and smart controls such as Hive let a household heat rooms on the schedule it really keeps rather than a single timer setting from 1998.

Larger properties benefit from zoning with motorised zone valves, so upstairs and downstairs run on separate schedules. We fit zone valves, cylinder thermostats and smart controllers as part of installations and as standalone upgrades.

Domestic and small commercial premises

The bulk of our installation work is domestic — terraces, semis, detached houses, flats and rental properties across Trafford, Manchester, Salford and Stockport. Landlords replacing appliances between tenancies are a regular part of that, and we can pair the installation with a gas safety certificate so everything is documented at once.

For small commercial premises running domestic-type appliances — an office, salon, shop or small unit — the same principles apply, with the added consideration that downtime costs money, so the changeover is scheduled around opening hours wherever possible.
